TITLE: Discussion and Possible Direction Related to the Condition of the Community Services Facility Located at 4940 Pan American Boulevard.

Recommended Action

Option 1: Provide direction to staff to move forward with the decommissioning and demolition of the Community Services Facility located at 4940 Pan American Boulevard.

City Commission Options

Option 1: Provide direction to staff to move forward with the decommissioning and demolition of the Community Services Facility located at 4940 Pan American Boulevard.

* Pros: Decommissioning and demolition of the building avoids making substantial structural repairs to the building that far exceed its value as well as costly ongoing maintenance issues.
* Cons: This option would require terminating the Leases of the current tenants and would incur demolition costs.

Option 2: Provide direction to staff to move forward with phased repairs to the existing Community Services Facility located at 4940 Pan American Boulevard.

* Pros: Spreading out the repairs over time may help manage costs in the short term and keep the building in use by tenants while improvements are made.
* Cons: Due to the extent of repairs needed, improvements would trigger the Florida Building Code and Americans with Disabilities Act (ADA) requirements that force a full upgrade, costing more overall without solving all the building's issues.
