Recommended Action

Recommend that the City Commission approve Resolution No. 2025-R-72, Petition No. PSPP-25-02711, Westlake Preliminary Subdivision Plat.

Planning and Zoning Advisory Board Options:

Motion to Approve: I move to recommend that the City Commission approve PSPP-25-02711 via Resolution No. 2025-R-72, West Lake Preliminary Subdivision Plat and find that, based on the competent substantial evidence, the specific requirements in the City of North Port Comprehensive Plan have been met.

Motion to Deny: I move to recommend that the City Commission deny PSPP-25-02711 via Resolution No. 2025-R-72, West Lake Preliminary Subdivision Plat and find that, based on the competent substantial evidence, one or more of the specific requirements of the City of North Port Comprehensive Plan have NOT been met.

General Information

On June 18, 2025, the applicant submitted an application to the City of North Port, Florida for approval of a Subdivision Preliminary Plat. The property described above has a Future Land Use Designation of Village, within a Village Zoning District. Residential single-family homes and accessory structures are permitted uses in the Village Future Land Use Designation, Village Zoning District, and the Village D District Pattern Plan. The proposed preliminary subdivision plat, as submitted, is consistent with the City's Comprehensive Plan.
