Recommended Action

Option 1: Approve Resolution No. 2025-R-65 as presented.

City Commission Options

Option 1: Approve Resolution No. 2025-R-65 as presented.
* Pros: The final plat is consistent with the approved subdivision plan and within the allowed number of residential dwelling units approved for Central Parc. The final plat approval will allow the owner to divide and develop the land in accordance with the approved development master plan and subdivision plan.
* Cons: The comprehensive analysis conducted by the staff has concluded that there are no identifiable disadvantages associated with the approval of Resolution No. 2025-R-65. The final plat is consistent with the approved subdivision plan and is compliant with Chapter 177 of the Florida Statutes.

Option 2: Deny Resolution No. 2025-R-65
* Pros: The comprehensive staff analysis concluded that there are no identifiable advantages to the denial of Resolution No. 2025-R-65.
* Cons: Denying Resolution No. 2025-R-65 would pose considerable challenges to the land development process. The absence of a plat consistent with the approved subdivision plan would prevent the property owner from dividing the land in accordance with the approved development master plan and subdivision plan.
