Recommended Action
The Planning and Zoning Advisory Board recommend to the City Commission denial of DMP-21-334, Toledo Blade Flats.
General Information
Jeffrey A. Boone, on behalf of I-75 INTERCHANGETHIRTYTWO LLC and INTERCHANGE THIRTY-TWO INC, has formally submitted a Development Master Plan application to the City of North Port to develop a ? 15.64 acre vacant site into a 224-unit high residential community. The development is located at the northeast corner of I-75 and Toledo Blade Blvd. The subject parcel is zoned Commercial General; however, a concurrent application to Rezone the property to Planned Community Development has been filed and is under consideration for approval. The subject parcel has a Future Land Use of Activity Center-being located in Activity Center Five. The proposed high-density residential land use as shown within this project is not permitted within the existing Future Land Use designation and the proposed Zoning District.
The Planning and Zoning Advisory Board heard this item at their April 7, 2022, meeting and voted to continue this item to their June 16, 2022 meeting.

Financial Impact
The project operates at a surplus of $134,787.00 through the first 5-year period as solely residential. The total surplus over years 1-30 is $2,257,215.00. However, a 10,000 square-foot commercial component would add a surplus of $161,510.00 over the first 5-year period and a total of $3,011,714.00 over years 1-30.
