Recommended Action
Approve Plat, The Preserve, Phase 3 (PLF-18-209).

Background Information

The Preserve Phase 3 is a replat of Tract 703 of the Preserve Subdivision, also known as Neighborhood 8 of Village A of the West Villages. Ronald Nourse, representing AM Engineering Inc (Applicant) and Thomas Ranch Land Partners Village A, LLLP and West Villages Parkway Associates West, LLLP (Owner) seeks to plat a 23-unit subdivision and associated roadways and infrastructure. The Preserve Phase 3 home lots are designated as lots 201-223 with the stormwater and open space areas designated as Tracts 407,409, and 507 as shown on the site plan.

The development is accessible via an extension of Firewheel Place at the southwest corner of the subdivision. The project has previous subdivision (SCP-17-103) and infrastructure (INF-17-111) approvals by City staff. The infrastructure for the Preserve Phase 3 was bonded for $466,699.08. The plat has been approved under Chapter 177 of the Florida Statutes by Alan Fish, City Surveyor.

The total number of single-family lots in the Preserve will be 223 - 110 lots in Phase 1 (PLF-16-216), 90 lots in Phase 2, (PLF-18-197), and 23 lots in Phase 3 (PLF-18-209). Neighborhood 8 was allocated 230 units.

At its regular meeting on December 6, 2018, the City of North Port Planning and Zoning Advisory Board unanimously (4-0 with two members absent) recommended approval of The Preserve Phase 3 Plat.
