Approve Petition No. PLF-16-119 platting Islandwalk Phase 4.


Background Information

Michael Woolery on behalf of Divosta Homes, L.P., requests City Commission approval for a final plat for 228 lots for single family detached homes and 32 lots for single family attached homes. The site contains ?105.29 acres and is located south of Islandwalk Phases 3A, 3B, and 3D-1 on the east and west side of Borrego Street, Section 31, Township 39 S, Range 20 E, and Section 6, Township 40 S, Range 20 E. The project received Subdivision Plan approval on January 13, 2016 (SCP-15-124) and Infrastructure Plan approval February 25, 2016 (INF-15-125). The final plat includes all 260 residential units.

This plat was prepared in accordance with the City of North Port ULDC, Chapter 37 and Florida State Statute Chapter 177 and has been reviewed by staff, the City Surveyor and the City Engineer for compliance with Florida State Statute 177.

A summary for Performance Bond for INF-15-125 Phase 4 at 110% totaling $3,545,752.60 is required for the improvements and has been received.

At its regularly scheduled meeting of September 1, 2016, the Planning and Zoning Advisory Board voted 6-0 to recommend to the City Commission approval of Petition No. PLF-16-119 Islandwalk Phase 4 Final Plat.

Upon approval, the applicant shall submit the Mylar with one (1) printed copy within 10 days of final approval for recording of the final plat. All costs associated with the recording are the sole responsibility of the applicant.
