SUBJECT: Consideration of Petition No. PLF-23-011, Brightmore at Wellen Park Phases 1A-1C, 2A, and 3, Replat of Tract 607 and Tract 705 (QUASI-JUDICIAL)

Recommended Action

The City Commission approve PLF-23-011, Brightmore at Wellen Park Phases 1A-1C, 2A, and 3, Replat of Tract 607 and Tract 705.

General Information

John Luczynski, Vice President of Manasota Beach Ranchlands, LLLP has submitted a petition to replat Tracts 607 and 705 of Brightmore at Wellen Park Phases 1A-1C, 2A, and 3. The site is located within Wellen Park (FKA West Villages), Village G, east of West Villages Pkwy., north of Manasota Beach Rd, south of CoolToday Park, and west of Activity Center Eight. The total site contains approximately ? 248.17 acres.

In February 2022, the Infrastructure (INF-21-340) and Subdivision Plans (SCP-21-341) for Brightmore Phases 1A-1C, 2A, and 3 were approved by City Staff. A surety bond in the amount of $4,393,477.55 for Brightmore Phases 1A-1C, 2A, and 3 for sanitary sewer, water distribution, and miscellaneous improvements has been received by the City of North Port. On June 7, 2022, the Final Plat of Brightmore at Wellen Park Phases 1A-1C, 2A, and 3 were approved by the City Commission.

The West Villages Improvement District (WVID) and the contracted City Surveyor have reviewed and approved the plat.

At their April 20, 2023, regular meeting, the Planning and Zoning Advisory Board voted unanimously to recommend approval.
