Recommended Action

 

Approval of DMP-19-225, Watercress Cove Development Master Plan with waivers and conditions.

 

Background Information

 

Gerald Cyr, of Esplanade Communities of Florida LLC, on behalf of VHI Deluxe Florida LLC, has formally submitted to the City of North Port a Development Master Plan application to construct a 67-lot new single-family residential subdivision, Watercress Cove (formally known as Skile Road).  The subdivision is proposed on a ±20.18-acre parcel located between Skile Road to the north and Rocliff Avenue to the south, generally west of Biscayne Drive. The parcel is zoned Residential Multi-Family (RMF), which requires a Development Master Plan as a part of the approval process. The applicant is proposing smaller lot sizes and smaller setbacks than what is permitted in the single-family residential district. The application also includes four waiver requests. Single-family dwellings are a permitted use in RMF zoning per Unified Land Development Code (ULDC) Sec. 53-147.

 

This item was heard by the Planning and Zoning Advisory Board at their regularly scheduled December 19, 2019 meeting. They unanimously voted to recommend approval with the requested waivers and conditions.
