Recommended Action

The City Commission approve PLF-23-010, Brightmore at Wellen Park, Phases 1A-1C, 2A, and 3 - Replat of Tract 514 and Tract 608.

General Information

John Luczynski, Vice President of Manasota Beach Ranchlands, LLLP, on behalf of Manasota Beach Ranchlands, LLLP, requests approval of the Brightmore at Wellen Park, Phases 1A-1C, 2A, and 3 - Replat of Tract 514 and Tract 608. The purpose of the replat is to modify a portion of Tract 514 and Tract 608 and to slightly change the shape of pond 9 to accommodate the enhanced monument sign and the entry features. The new pond shape is designed to match the previous pond areas as best as possible to avoid any significant impacts on the master stormwater management system. The replat area contains approximately ? 0.6021 acres.

The site is located within the Village G, West Villages Improvement District (Wellen Park) development in the MU-2 (Mixed Use) area, north of Manasota Beach Road, east of S. West Villages Parkway.

The West Villages Improvement District (WVID) has reviewed and approved the plat.

The City received a surety bond of 4,393,477.55 for sanitary sewer, water distribution, and infrastructure improvements.

The plat has been reviewed and approved by the contracted City Surveyor.

The Planning and Zoning Advisory Board held a hearing on April 20, 2023. The Board voted unanimously 6-0 to recommend approval of PLF-23-010, Brightmore at Wellen Park, Phases 1A-1C, 2A, and 3 - Replat of Tract 514 and Tract 608
