General Information

Matthew J. Morris, P.E. of Morris Engineering & Consulting, LLC. on behalf of Marsh Creek Holdings, Ltd. requests review of a Development Master Plan Amendment petition to amend the Pattern Book for Development of Towne Center (AKA Heron Creek Pattern Book). The petition includes fourteen textual amendments and graphical amendments to the Master Plan, Access Plan, Bike Path and Sidewalk Master Plan, and Walking Distance Analysis.

Information for Second Reading

The Planning and Zoning Board voted unanimously to recommend approval of DMA-22-208, Ordinance No. 2023-06 to the City Commission at their January 5, 2023, regular meeting.

The City Commission voted unanimously to continue Ordinance No. 2023-06 to a second reading at their January 10, 2023, regular meeting. During this public hearing, a question was raised as to the party responsible for the signalization of White Ibis Drive and Sumter Blvd. According to Condition 5a of Ordinance No. 2011-33, the Development Order for Heron Creek, a Development of Regional Impact, "The applicant or his successor or assigns shall be fully responsible for the site related roadway and intersection improvements required within Heron Creek DRI."
