Recommended Action
The City Commission approve Petition No. PLF-22-225, Wellen Park Village E, Tract 4 Replat.
General Information
On behalf of Manasota Beach Ranchlands LLLP, John Luczynski requests review and approval of the replat to reconfigure Tract 4 to Tract 4A for the Costco development and the fuel pump stations. Tract 303 is a right-of-way, drainage, and public utility easement. Tracts 502A and 503A contain stormwater management ponds and wetlands. The total site contains approximately ± 38.6445 acres.
The site is located within the Village E, West Villages Improvement District development in the MU-2 (Mixed Use Area), East of S. West Villages Parkway, and South of Tamiami Trail (US-41).
The West Villages Improvement District (WVID) has reviewed and approved the plat.
A surety bond of $326,598.80 is required for infrastructure improvements, including sanitary sewer and potable water, at the time of the Major Site and Development.
The plat has been reviewed and approved by the contracted City Surveyor.
The Planning and Zoning Advisory Board heard this item on January 5, 2023. The Board voted unanimously 4-0 to recommend approval of Petition No. PLF-22-225, Wellen Park Village E, Tract 4 Replat.
