SUBJECT: Consideration of Petition No. PLF-22-213, Everly at Wellen Park Final Plat (QUASI-JUDICIAL)

Recommended Action

The City Commission approve PLF-22-213, Everly at Wellen Park Final Plat.

General Information

John Luczynski, Vice President of Manasota Beach Ranchlands, LLLP, requests review of the Final Plat of 241 single-family detached lots and their associated roadway, stormwater, and utility tracts and easements. Everly at Wellen Park is located within Village K of Wellen Park and the total site contains approximately 259 acres.

In September 2022, the Infrastructure (INF-22-096) and Subdivision (SCP-22-097) Plans for Wellen Park Village K were approved by City Staff. The Infrastructure and Subdivision Plans include the Everly at Wellen Park subdivision and parts of the Lakespur at Wellen Park subdivision. A surety bond for INF-22-096 in the amount of $7,424,140.08 has been received by the City. In September 2022, the Final Plat application for Everly at Wellen Park was received by City Staff.

The West Villages Improvement District and the City Surveyor have reviewed and approved the Everly at Wellen Park Final Plat. The Everly at Wellen Park Homeowners' Association, Inc., has accepted the grant of all Street Tree and Landscape Easements.

At their January 5, 2023, regular meeting, the Planning & Zoning Advisory Board voted unanimously, 4-0, to recommend approval of PLF-22-213 to the City Commission.
