Recommended Action

 

The City Commission approve DMA-22-215 with requested amendment.

 

Background Information

 

On behalf of Generational Growth Properties LLC, Jason White has formally submitted a Development Master Plan Amendment application to the City of North Port to develop a ± 2.52-acre vacant site into a 4-story, 61,000 SF hotel. The development is located at the corner of Aidan Lane and S Salford Boulevard. The subject parcel is zoned Planned Community Development (PCD) with a Future Land Use of Activity Center-specifically located in Activity Center One (AC-1).

 

DMP-05-106 subdivided ± 15.58 acres east of the Fullenkamp Sumter Subdivision into 8 various size lots with two stormwater ponds. As part of the approved DMP, the maximum height for the subdivision was set at 40 feet. The applicant is petitioning to amend the previously approved DMP maximum height to what is allowed under PCD zoning, which is 70 feet. The relevant portions of the mentioned applications are a part of the staff report exhibits.

 

On February 16, 2023, DMA-22-215 went before PZAB and passed unanimously.
