Approval of CIP-20-158, Warm Mineral Springs Park Development Master Plan with conditions and waivers.
General Information
Derek Applegate, Project Manager, City of North Port, has formally submitted a Development Master Plan (DMP) Application proposing recreational improvements to the existing Warm Mineral Springs Park site located in The Springs Activity Center (AC7). The proposed phased improvements will expand the Warm Mineral Springs Park activities into the undeveloped 59.9-acre portion of the City-owned property, while enhancing the existing 21.7-acre amenities. The Applicant is requesting three Waivers from the Unified Land Development Code (ULDC) related to Urban Design Standards and Grass Parking Regulations.
During their Regular Meeting on January 21, 2021, the Planning and Zoning Advisory Board reviewed the Development Master Plan for Warm Mineral Springs. There was discussion on the DMP not showing enough detail and uncertainty of what will go in potential future phases. There was also lengthy conversation about the operating costs of the facility and the impact to taxpayers. A motion was made to recommend approval of the Warm Mineral Springs Park Development Master Plan with Waivers and conditions, which failed by a 4-3 vote. No other action was taken by the Board.
