FROM: Peter D. Lear, CPA, CGMA, City Manager
SUBJECT: Development Master Plan Amendment, ALDI Expansion, Amendment to DCP-05-106, as previously amended, to expand the existing building by 2,107 square feet, including two requested waivers (QUASI-JUDICIAL)
___________________________________________________________________
Recommended Action
Approve DMA-19-087 ALDI Expansion with two requested waivers.
Background Information
The applicant is seeking to amend the North Port Gateway Development Concept Plan (DCP-05-106) to allow for a 2,107 square foot expansion of the existing ALDI building, which will bring the total building area to 19,125 square feet.
The site is located within Activity Center #1-Mediterranea; therefore, the addition will require Urban Design Standard Review during the revised Major Site and Development plan phase.
They are also requesting two waivers: (A) to encroach 4.1 feet into the required 20-foot rear setback; and (B) to allow 14 fewer off-street parking spaces than required, supported by parking studies submitted by the applicant.
On Thursday June 6, 2019, the Planning & Zoning Advisory Board held a public hearing on the matter, deliberated, and voted 4-0 to recommend that the City Commission approve DMA-19-087 with the two requested waivers as presented.
