Recommended Action

 

Approval with conditions of Development Master Plan, DMP-19-233 Toledo Blade Center.

 

General Information

 

Nick Tavernese of Tavorb, LLC. has formally submitted to the City of North Port, a Development Master Plan (DMP) Application for five (5) commercial lots of 1.57 acres; 1.52 acres; 1.51 acres; 4.60 acres, and 6.77 acres with a stormwater management area. The development is proposed on a ±15.97-acre parcel located on the southeast corner of the South Toledo Blade Boulevard and Woodhaven Drive intersection. The parcel is zoned Commercial General and has a Future Land Use of Commercial. Commercial activities are permitted uses in this Zoning District.

 

During their Regular Meeting held on January 21, 2021, the Planning and Zoning Advisory Board unanimously recommended City Commission approval with conditions of the Development Master Plan, DMP-19-233 Toledo Blade Center.

Financial Impact

 

The Model estimates that the Project will operate at a surplus of $332,361 through the first five-year period and operate at a total surplus of $4,988,917 over years one through thirty.
