Recommended Action

Approve with conditions Development Master Plan DMP-20-07 for the Toledo Blade Medical Office Complex.

Background Information

James Bunnell, Manager of MPG Toledo Blade, LLC., on behalf of American Momentum Bank has formally submitted to the City of North Port a Development Master Plan (DMP) application to construct three commercial medical buildings including one at 13,500 square feet, one with 7,700 square feet, and one with 7,400 square feet totaling 28,600 square feet. The development is proposed on a ?3.95 acre parcel located on the southwest corner of the South Toledo Blade Boulevard and Citizens Parkway intersection. The DMP also includes parking and stormwater areas. The applicant is not requesting any waivers from the Unified Land Development Code. The parcel is located within the Midway Activity Center (Activity Center #5) and has a Future Land Use designation of Activity Center.

The Development Master Plan DMP-20-07 for the Toledo Blade Medical Office Complex was scheduled for review and consideration during the Regular Planning and Zoning Advisory Board Meeting held on November 19, 2020. At the conclusion of their Meeting, the Planning and Zoning Advisory Board voted unanimously 7-0 to recommend approval with staff's conditions to the City Commission of the Development Master Plan DMP-20-07 for the Toledo Blade Medical Office Complex.
