Background Information
On March 3, 2025, Manasota Beach Ranchlands, LLLP (the “Applicant”) submitted an application to the City of North Port, Florida (the “City”) for approval of a Subdivision Final Plat (the “Final Plat”) for Wellen Park Village K Townhomes Subdivision, 146-Lot Residential Townhome Subdivision and two future commercial outparcel tracts (901 & 901) located at the southwestern corner of the intersection of Manasota Beach Road and South River Road.
The subject property is zoned Village (V) with a Future Land Use Designation of Village and is located within Village “K” of Wellen Park.
The Final Plat, as submitted, is consistent with the North Port Comprehensive Plan, the Unified Land Development Code (“ULDC”), and Resolution No. 2025-R-45, which approved the subdivision preliminary plat presented to the City Commission on July 22, 2025.
Resolution 2025-R-46 has been reviewed by the Interim City and is legally correct as to form.
The City Surveyor has reviewed and approved the Wellen Park Village K Townhomes Final Plat for compliance with Florida Statutes Chapter 177.
