TITLE: Presentation on Neighborhood Commercial Development Marketing Inspiration

Background Information
During the Commission Regular Meeting on December 8, 2020, the Commission approved Ordinance No. 20-2039 as presented with a few clean ups and scrivener’s errors as mentioned. This Ordinance consolidates the Neighborhood Commercial High Intensity District and the Neighborhood Commercial Low Intensity District into a single Neighborhood Commercial District and modifies that District’s requirements for permitted principal uses and structures, special exceptions, and design standards.
During their discussions, there was a consensus by the Commission for the Economic Development Division staff reach out to Commercial Real Estate Developers to pursue the following:
Ø Encourage efforts to market underdeveloped Neighborhood Commercial areas.
Ø Creatively inspire partners and stakeholders to develop underdeveloped Neighborhood Commercial areas.
The Economic Development Division staff will be taking the following two-fold approach to achieve the Commission’s directives:
Ø North Port Real Estate Summit: First and most important would be to repurpose the very successful event to become a partial response to this Commission challenge of finding methods to entice commercial development. The North Port Commercial Real Estate Summit will be held in the Spring of 2021 to inform professionals in commercial real estate about opportunities in North Port, with an emphasis on Neighborhood Commercial. This summit will include realtors, bankers, developers, landowners, and other stakeholders.
The Commercial Real Estate Summit will feature presentations and information from City staff from the Economic Development Division, Communications Division, Department of Neighborhood Development Services and Department of Utilities.
Ø Coordination with Communications Division: In addition to educating and informing these critical audiences at the Commercial Real Estate Summit, the Economic Development Division staff will work with the Communications Division staff to creatively inform the public about Neighborhood Commercial opportunities including the creation of appropriate marketing material.
