TITLE:                     Tenant Lease Agreement with Senior Friendship Center Lease, Inc. with revised hours of operation. 

 

Recommended Action

 

Approve the Tenant Lease Agreement with the Senior Friendship Center, Inc. to include the tenants requested 25 operating hours per week, in lieu of the Commission directed 32 hours per week.

 

Background Information

 

The Senior Friendship Center Inc. is currently a tenant at the Community Educational Center located at 4940 Pan American Boulevard. Currently, the Senior Friendship Center prepares and provides lunch meals Monday through Friday to senior citizens residing in North Port. Senior Friendship Center staff generally occupies the space at the center for approximately 23 hours per week from 9 a.m. until 1:30 p.m. Monday through Friday for meal prep, serving and clean up.

 

At the March 28, 2017 regular meeting, Commission approved the Amended and Restated Tenant Lease Agreement in the amount of $2,400 and provided the following direction:

 

                     Amend the first paragraph to read “effective as of October 1, 2017”;

                     Amend Section 2, Business Use adding “Tenant shall use the premises for a minimum of 32 hours per week to carry on its business”;

                     Amend Section 3.1 to read “commencing on October 1, 2017 and terminating on September 30, 2018; Amend the last statement in same Section to read "extending for more than a 5-year term.”

 

To address the changes, Social Services Manager Janet Carrillo met with Nancy Green Irwin, Executive Director, and Carla Benison, Vice President of Finance for the Senior Friendship Center, to review the Agreement and the amended terms. Unfortunately, the change in operating hours has put this tenant at a quandary as current budget allocations and program guidelines limit their services to a maximum of 25 hours per week. Staff respectfully requests Commission reconsider prior direction and allow Senior Friendship Centers to continue providing services at the Community Educational Center for a maximum of 25 hours per week. Senior Friendship Center Vice President of Finance, Carla Benison, is available should you have specific questions regarding their programming and funding.

 

The attached Tenant Lease Agreement has been reviewed and approved by the City Attorney’s Office.
