SUBJECT:                     Consideration of Petition No. PLF-22-229, Sunstone Village F5 Phase 2, Final Plat (QUASI-JUDICIAL).

Recommended Action

 

The City Commission approve PLF-22-229, Sunstone Village F5 Phase 2, Final Plat.

 

General Information

 

Chris Fisher, Clearview Land Design P.L., on behalf of Mattamy Tampa/Sarasota LLC, requests approval of the Sunstone Village F5 Phase 2, Final Plat.  The Sunstone Village F5 Phase 2, Final Plat comprises 102 residential lots; associated roadways; tracts; open space; access; drainage, utility, conservation, and street tree easements. The number of proposed dwelling units falls within the allotted units for Village F. The entire site contains approximately ± 34.308 acres.

 

The site is located within Village F, West Villages Improvement District (Wellen Park) development in the MURN-2 (Mixed Use Residential Neighborhood), north of Manasota Beach Road, east of Preto Boulevard, and west of S. West Villages Parkway.

 

The West Villages Improvement District (WVID) has reviewed and approved the Sunstone Village F5 Phase 2, Final Plat.

 

The City received a surety bond in the amount of $1,322,288 for onsite sanitary sewer and potable water service.  A bond in the amount of $1,295,916.60 was received for Phase 2 Infrastructure improvements.

 

The Sunstone Village F5 Phase 2, Final Plat has been reviewed and approved by the contracted City Surveyor.

 

During a public hearing held on March 2, 2023, the Planning and Zoning Advisory Board voted unanimously 7-0 to recommend City Commission approval of PLF-22-229, Sunstone Village F5 Phase 2, Final Plat.
