TITLE: Replat, Oasis Phase 2 (QUASI-JUDICIAL)
Recommended Action
Approve PLF-19-311, Oasis Phase 2 Replat.
Background Information
Robert Cunningham of Stantec Consulting Services on behalf of property owner, Thomas Ranch Land Partners Village I LLLP, is requesting review and approval of a replat of Oasis Phase 2 to adjust lot sizes and add 4 additional lots.
In 2016, the original Subdivision (SCP-15-173) and Infrastructure Plans (INF-15-174) for Oasis, Phase 2 were approved by staff. In 2017, PLF-17-146, Oasis Phase 1, 68 residential lots, amenity center tract and associated right-of-way, drainage and utility easements were approved by Commission. On July 9, 2019, Commission approved a final plat of Oasis, Phase 2 which added 67 single-family lots. This project proposes replatting Lots 38 through 55 and Tract 701 to reduce the size of the lots to allow for a different product type and add 4 additional lots.
The replat meets the requirements of the Comprehensive Plan, Unified Land Development Code (ULDC) Chapter 37, Florida Statutes Chapter 177, and is consistent with the West Villages District Pattern Plan (VDPP) for Village B and the subdivision/infrastructure approvals. It has been reviewed and approved by the City Surveyor.
The Planning and Zoning Advisory Board heard this petition at their regularly scheduled meeting on February 6, 2020. The voted unanimously to recommend approval of PLF-19-311.
