TITLE: A Resolution of the City Commission of the City of North Port, Florida Authorizing the Sale of Real Property Located on 2400 Commerce Parkway and Described as Lot 8, North Port Industrial Park, Sarasota County Property Appraiser Parcel Identification Number 0962110080; Incorporating Recitals; Providing for Filing of Documents; Providing for Conflicts; Providing for Severability; and Providing an Effective Date.
Recommended Action
Option 1: Approve Resolution No. 2026-R-11 as presented.
City Commission Options
Option 1: Approve Resolution No. 2026-R-11 as presented for the sale of real property located on 2400 Commerce Parkway, North Port, Florida, 34289.
• Pros: The sale generates cash proceeds that can fund priority projects, capital improvements, or reduce budget gaps for the general fund.
• Cons: Once sold, the City forfeits the option to use the land for future public buildings, parking, or strategic city planning.
Option 2: Deny Resolution No. 2026-R-11 as presented.
• Pros: Real property values can appreciate over time. The City may be able to secure a higher price in the future.
• Cons: As long as the property remains City-owned, it does not generate ad valorem tax revenue; a sale could return the parcel to the tax roll upon private development.
Background Information
The City Commission adopted Ordinance No. 2023-03 on April 11, 2023, which adopted Commission Policy No. 2023-01, “Inventory, Disposal, and Acquisition of Real Property,”. The policy requires City Commission approval by resolution for the disposition of City-owned real property, and requires that offers to purchase City-owned commercial property be presented to the City Commission prior to negotiating.
On October 22, 2024, the City Commission directed the City Manager to work with staff to initiate negotiations regarding the sale of City-owned commercial property located at 2400 Commerce Parkway, Parcel Identification Number 0962110080.
Following negotiations, staff reached a proposed sale price of $950,000.00 with Sentinel Fund SPV XII, LLC. An appraisal dated March 2, 2025, completed by Hettema Saba, LLC, reflected an appraised value of $920,000.00.
This parcel is zoned ILW - Industrial Light & Warehousing and is approximately +/- 2.11 acres.
Resolution No. 2026-R-11 has been reviewed by the City Attorney’s Office and is legally correct as to form.
Resolution No. 2026-R-11 was provided to the City Clerk’s Office on April 10, 2026, for signature subject to City Commission approval.

The sale of property will result in a one-time revenue increase to the general fund in the amount of $950,000.00.
