Background Information
Village I is identified as a ±897 acre parcel bounded by the future Manasota Beach Road to the north, Preto Boulevard to the east, and the City of North Port municipal boundary to the south and west.
On behalf of property owner Manasota Beach Ranchlands LLLP, John Luczynski submitted a Village District Pattern Plan-Combined application in October 2021. This application includes all required steps of the VDPP process including the site analysis, preliminary, proposed, and final VDPPs as outlined in the Unified Land Development Code (ULDC) Sec. 53-214.
Of the total 897 acres of Village I, approximately 765 acres are designated Residential Neighborhood (RN-1 through RN-4), and approximately 52 acres are designated Mixed Use-Residential Neighborhood (MURN-1 and MURN-2), and approximately 80 acres are designated Mixed Use (MU-1). At buildout, Village I is envisioned to consist of 2,179 dwelling units, 37,500 square feet of commercial, and 12,500 square feet of office.
The Planning & Zoning Advisory Board (“Board”) heard this item at their duly noticed public hearing on March 17, 2022. The Board voted unanimously, 7-0, to recommend approval of Ordinance 2022-07 to the City Commission.
Added for Second Reading:
The City Commission heard this item for first reading at their regularly scheduled meeting on April 12, 2022. There was discussion on the landscaping requirements for roadways and properties abutting roadways, adding appropriate references to figures within the document, and adding language to the Transit section to address the Sarasota County Area Transit’s new On Demand services. All changes have been made. The City Commission voted unanimously 5-0 to continue this item to second reading.
