Background Information

 

Todd Mathes, on behalf of Panacea Gulf Coast Investments LLC, Buffalo-NorthPort Assoc LLC, Huntington National Real Estate Investments LLC, and Will-Ridge Associates LLC, property owners, formally submitted to the City of North Port a Development Master Plan application to develop a parcel within the Panacea Activity Center (AC #4) and the Panacea DRI to consist of 288,510 square feet of light industrial, flex warehouse, and office space. The site contains ± 47.71 acres and is located between Plantation Boulevard to the north and Panacea Blvd to the south and Toledo Blade Boulevard directly to the west. This property has a future land use designation of ‘Activity Center’ and is zoned ‘Planned Community Development’. The project has access to Toledo Blade Boulevard to the west and Plantation Boulevard to the north.

 

The Planning and Zoning Advisory Board heard this item at their December 5, 2019 meeting. Due to the short time frame between meetings, the City Manager will allow the comments and decision made by Planning and Zoning Advisory Board to be entered into the record during the public hearing at the December 10th Commission meeting.

Financial Impact

 

The fiscal impact analysis shows a net operating surplus of $697,214 over 30 years. It also estimates the creation of 551 jobs.
