Recommended Action

The City Commission approve DMP-23-055, Solana RV Resort Development Master Plan.

 

General Information

 

On March 14, 2023, the Planning & Zoning Division received a Development Master Plan petition from Clint R. Cuffle, on behalf of North Port RV, LLC, to construct 318 standard Recreational Vehicle lots, 140 "Park Model" Recreational Vehicle lots, two (2) Clubhouse buildings, a laundry building, a maintenance building and all necessary utility/stormwater infrastructure along Talon Bay Drive with frontage along Tamiami Trail.

 

The Unified Land Development Code (ULDC) defines transient lodging facilities as, accommodations for overnight or temporary habitation, including, but not limited to bed and breakfast inns, guest cabins and cottages, hotels, motels, inns, and recreational vehicle parks that are offered to the public and intended for rental to transient guests with daily, weekly, or seasonal charges. In addition to lodging, these establishments may provide a range of services to their guests. Per ULDC Sec. 55-15.B, hotels and similar transient lodging facilities are a permitted use in Activity Center 1 (AC1), which is where this project is being proposed

 

The site will not be subdivided. The tracts of land for the subject site are parcel IDs 0791-08-0004, 0791-08-0007, 0791-07-0011, & 0791-07-0012.  The site is zoned Planned Community Development (PCD) and is designated Activity Center Future Land Use.

At their regularly scheduled meeting on December 7, 2023, the Planning & Zoning Advisory Board voted 4-1 with 2 members absent to recommend City Commission approve DMP-23-055, Solana RV Resort.
