TITLE: Approve the Amended Tenant Lease Agreement with the Loveland Center for Suite A and Suite C at the Family Service Center
Recommended Action
Approve the Amended Tenant Lease Agreement with the Loveland Center for Suite A and Suite C at the Family Service Center. The tenant (Loveland Center) wishes to rent an additional suite at the Family Service Center.
Background Information
The Loveland Center has been a tenant at the Family Service Center since October 1, 2018. The Loveland Center has requested to restate and amend their previous lease to include Suites A and C and to align the terms for both suites. The length of the term shall be for one-year, effective June 24, 2020 through June 23, 2021. After the initial term, unless otherwise terminated, the agreement shall automatically renew from year to year thereafter, provided that in no event shall this lease renew for more than four (4) consecutive terms.
Rent shall be calculated at nine dollars and fifty cents ($9.50) per square foot, per year, divided into twelve (12) monthly payments. Tenant agrees to pay the City rent in the amount of one thousand seventy five dollars and eight cents ($1,075.08) per month for Suite A, and seven hundred sixty one dollars and fifty-eight cents ($761.58) per month for Suite C, for a total monthly rent payment of one thousand eight hundred thirty-six dollars and sixty-six cents ($1,836.66)
The mission of the Loveland Center is to help individuals with intellectual and developmental disabilities live their lives to the fullest. The Loveland Center offers individuals with intellectual and developmental disabilities a variety of services such as education, residential, and vocational assistance. Individuals receiving services are assisted and taught to improve their decision making, self-sufficiency, self-advocacy, and interaction with their community. In addition, the Loveland Center provides supported living services at the home of their choosing or at their Venice location. The Loveland Center is interested in expanding access and availability of services to our North Port residents. The Loveland Center has been offering a broad spectrum of services to individuals with disabilities for over 50 years, with their central location in Venice, Florida.
This tenant lease agreement has been reviewed by the City Attorney’s office as to form and correctness.
