Background Information
On December 11, 2024, Christopher Jordan, on behalf of Stantec Consulting Services, Inc., submitted an application to the City of North Port for the approval of a Replat for Wellen Park Village E Tract 5 Replat - 1st Amendment. The purpose of this replat request is to correct two typographical errors identified on the plat and to update the Flood Zone Note. The corrections specifically relate to the Certificate of Ownership and Dedication located in the upper right corner of the front page of the plat. The updates include the revision of the jurisdictional county to Sarasota and the addition of the previously omitted word "EAT" in the ownership name.
The proposed uses for the property, which include Mixed-Use and Residential, are permitted uses with the property’s Future Land Use Designation of Village (V), as well as its Zoning District of Village (V) and the adopted Village E District Pattern Plan (VDPP).
City staff and the contracted City Surveyor have reviewed the Replat and determined that it is in compliance with Chapter 177 of the Florida Statutes and, furthermore, it is consistent with the North Port Comprehensive Plan, the Unified Land Development Code (ULDC), and the approved Subdivision Concept Plan SCP-22-266.
Resolution No. 2025-R-60 has been reviewed by the Interim City Attorney and is legally correct as to form.
