SUBJECT:                      Consideration of Petition PLF-23-245, Palmera at Wellen Park Phases 1A, 1B, 1C & 1D Final Plat (QUASI-JUDICIAL)

Recommended Action

 

The City Commission approve PLF-23-245, Palmera at Wellen Park Phases 1A, 1B, 1C & 1D Final Plat.

 

 

Background Information

 

Palmera at Wellen Park, Phase 1A,1B,1C,1D Final Plat comprises 420 single family lots, and the following tracts:

 

One (1) 11.65 ± acre tract for an amenity center.

 

• Six (6) tracts totaling 39.33± acres for future Coach Home development.

 

Six (6) tracts totaling 47.94± acres for common area, drainage, irrigation, landscaping, and access.

 

Ten (10) tracts totaling 184.85± acres as stormwater tracts.

 

• Sixteen (16) tracts totaling 162.89± acres for preservation; and

 

• Three (3) small tracts for lift stations.

 

The following is a chronological history of development approvals for this project.

 

SCP 23-068 Order of Approval issued 08/17/2023

 

• INF 23-067 Notice to Proceed issued 11/08/2023

 

Approval of this final plat will be the last step in the process. The City of North Port has received surety bonds for Palmera at Wellen Park INF-23-067 totaling $6,665,499.72 for infrastructure.

 

The subject property is zoned Village (V) with a Future Land Use Designation of Village.

 

The plat has been reviewed and approved by the contracted City Surveyor.

 

The subject petition was considered during a Public Hearing with the Planning and Zoning Advisory Board on February 15, 2024, and was recommended (6-0, 1 absent) for approval to the City Commission.
