TITLE: Approve the Amended Tenant Lease Agreement with Jewish Family and Children Service of the Suncoast, Inc., for Suite B110 and Suite B111 at the Family Service Center.
Recommended Action
Approve the Amended Family Service Center Tenant Lease Agreement with Jewish Family and Children’s Service of the Suncoast, Inc., for Suite B110 and Suite B111 at the Family Service Center.
Background Information
The Jewish Family and Children's Service of the Suncoast, Inc., leases two suites at the Family Service Center. Currently, JFCS has two separate leases, one for B110 and another for B111. Staff is requesting to combine the two separate leases into one, as well as change the square footage from $14.00 to $9.50 per square foot. At the September 24, 2019, Commission Meeting, the square footage amount was reduced from $14.00 per square foot to $9.50 per square foot.
The term of this Agreement will be one (1) year, commencing on December 8, 2020, (“Initial Term”). After the Initial Term, unless otherwise terminated, this Agreement will automatically renew from year-to-year thereafter, provided that in no event will this lease renew for more than four (4) consecutive terms.
Rent will be calculated at nine dollars and fifty cents ($9.50) per square foot, per year, divided into twelve (12) monthly payments. Tenant agrees to pay Landlord rent in the amount of ninety-six dollars and fifty-eight cents ($96.58) per month for B110, and ninety-eight dollars and seventeen cents ($98.17) per month for B111, for a total monthly rent payment of one hundred ninety-four dollars and seventy-five cents ($194.75).
The Jewish Family and Children Service of the Suncoast, Inc. provides homeless prevention services to families with children as well as counseling services.
The Amended Tenant Lease Agreement with Jewish Family and Children Service of the Suncoast, Inc., for Suite B110 and Suite B111at the Family Service Center has been reviewed by the City Attorney and is legally correct as to form.
