Recommended Action
The Planning and Zoning Advisory Board recommend that the City Commission approve Ordinance 2022-06.
General Information
Jeffrey A. Boone, on behalf of I-75 INTERCHANGETHIRTYTWO LLC and INTERCHANGE THIRTY-TWO INC, has formally submitted a Rezone application to the City of North Port to develop a ± 15.64-acre site into a 224-unit high residential community.
The subject property is located at the northwest corner of the intersection of I-75 and Toledo Blade Blvd. The surrounding properties are zoned Agriculture (AG) to the north, Residential Single Family (RSF-2) to the west across the drainage right-of-way (Creighton Waterway), Commercial General to the south, and Planned Community Development (PCD) to the east across Toledo Blade Boulevard and I-75. The subject parcel has a Future Land Use of Activity Center-being located in Activity Center Five.
The proposed high-density residential land use as shown within this project is permitted within the existing Future Land Use designation.
This agenda item is for the Rezone to change the Zoning Designation of ± 15.64 acres within the City of North Port. The property is currently zoned “Commercial General” (CG) and the applicant is proposing a rezone to “Planned Community Development” (PCD). The proposed rezone is implemented through Ordinance 2022-06.
The City Attorney has reviewed and approved Ordinance 2022-06 as to form and correctness.
The petition was advertised in a newspaper of general circulation within the City of North Port on March 23, 2022, pursuant to the provisions of Section 166.041(3)(a), Florida Statutes and Section 7.01(c) of the Charter of the City of North Port, and notice was sent to residents within a radius of 1,320 feet of the subject property on February 18, 2022, pursuant to Chapter 1, Article II., Section 1-12 of the City’s Unified Land Development Code (ULDC) as amended.
This petition was heard by the Planning and Zoning Advisory Board at the April 7, 2022 meeting and continued to the June 16, 2022 meeting.
