Approve Resolution No. 2025-R-18.

 

Background Information

On October 22, 2024, the Planning & Zoning Division received a Final Plat petition from Robert R. Cunningham of Stantec Consulting Services, Inc., for Palmera Townhomes at Wellen Park (File Number PSFP-24-00000184). The purpose of the petition is to create a 37-lot townhome subdivision with associated private roadways, stormwater, and open space.

On January 15, 2025, pursuant to Section 1.1.8.D. of Unified Land Development Code adopted on August 6, 2024, and effective October 28, 2024, the applicant requested the final subdivision plat to be reviewed and processed under the new regulations. Because final plat approval is ministerial in nature, Section 2.2.2. provides for final subdivision plat approval via resolution on the City Commission consent agenda.

 

The subject property is zoned Village (V) with a Future Land Use Designation of Village and is located within Village “I” of Wellen Park. It is to the west of Foxtail Loop, to the north of Fishtail Boulevard, and to the west of Preto Boulevard. A Subdivision Concept Plan (SCP-24-109) for the site was approved on December 5, 2024. City staff has reviewed the Palmera Townhomes final subdivision plat and found it consistent with the approved Subdivision Concept Plan (SCP-24-109) and the ULDC.  The contracted City Surveyor has also reviewed the final subdivision plat for compliance with Florida Statutes Chapter 177 and found it meets the requirements.

 

Resolution No. 2025-R-18 has been reviewed by the Interim City Attorney and is legally correct as to form.
